The challenge.
The homeowner needed clear site documentation for a proposed underground water service line connecting the existing city water meter to the residence. The proposed installation had to be illustrated in relation to the property boundaries, house, driveway, and other existing improvements.
The project required a clearly dimensioned utility route along the side of the property, with a proposed 3-foot offset from the side property line, a 12-inch-wide excavation trench, and a client-proposed trench depth of 14–18 inches. The drawings also needed to identify the house connection, accessible shut-off valve, and utility coordination requirements.
An important consideration was that the proposed trench depth still required confirmation against applicable plumbing and water utility requirements before installation.
Our approach.
Our team developed a coordinated two-sheet utility site plan using the existing property survey information and proposed installation details.
We documented the property's existing buildings and improvements, identified the existing city water meter, and illustrated the proposed underground pipe route to the residence. The plan included route dimensions, the proposed trench width and depth, property-line offsets, and the location of the accessible shut-off valve at the house connection.
We also prepared a cover sheet with the project description, drawing index, applicable code references, and general construction notes addressing utility conflicts, verification of existing conditions, excavation, backfill, inspections, and restoration of disturbed areas.
The completed package organized the information into a readable site plan with a north arrow, drawing scale, labels, and utility symbols.
The outcome.
A coordinated two-sheet residential water service connection drawing package was prepared and delivered for client review and use.
The drawings clearly documented the proposed underground pipe alignment, existing water meter, property-line offset, trench dimensions, house connection, and relevant utility installation notes.
This project demonstrates how focused site planning can communicate small but important residential infrastructure improvements in a clear drawing format.
Final installation specifications remain subject to field verification and applicable utility and plumbing requirements. Municipal permit approval and completed construction have not been independently verified.

Location: Melbourne Beach, Brevard County, Florida
Project Type: Existing Single-Family Residence
Drawing Package: Two-Sheet Water Service Connection Site Plan
Project Date: October 2026
Project Overview
A residential property in Melbourne Beach, Florida, required a site plan documenting a proposed underground domestic water service connection between an existing city water meter and the residence.
The assignment focused on showing the proposed water line route, its relationship to the property boundaries and existing structures, the intended excavation area, and the connection to the house.
The resulting two-sheet drawing package organized the property layout, utility information, project notes, and installation considerations into one coordinated site plan set.
The Project Challenge
Underground utility projects require clear documentation of where the proposed work will occur.
In this case, the drawing needed to illustrate an underground water service route along the side of an existing residential property, connecting the existing city meter to the house while identifying important nearby site features.
The drawings also needed to identify the proposed trench dimensions, the approximate route offset from the property line, and the location of the accessible shut-off valve.
Accurate documentation was important because the utility installation would need to be coordinated with existing property improvements and underground conditions.
Our Site Planning Approach
1. Existing Property Layout
The site plan used owner-provided survey information to represent the existing residential lot and relevant property improvements.
The drawing identified property boundaries, the residence, driveway, patio, deck, and surrounding site features.
2. Proposed Underground Water Line
The drawing showed the proposed utility route from the existing city water meter to the residence.
The planned pipe alignment was dimensioned relative to the property boundary and the house connection point.
3. Trench and Pipe Information
The drawing documented the client’s proposed excavation and pipe specifications so the installation requirements could be reviewed and confirmed before construction.
4. Shut-Off Valve Location
An accessible shut-off valve was identified at the proposed house connection.
5. General Notes and Utility Coordination
The drawing set included notes addressing existing-condition verification, underground utility conflicts, backfill, required inspections, and coordination with the applicable water utility.
Key Project Details
| Feature | Documented Design Information |
|---|---|
| Building use | Existing single-family residence |
| Proposed work | Underground domestic water service connection |
| Proposed pipe | 3/4-inch PVC Schedule 40 |
| Proposed route offset | 3 feet from the side property line along the parallel portion |
| Proposed trench width | 12 inches |
| Client-proposed trench depth | 14–18 inches |
| Existing connection | City water meter |
| House connection | Existing residential water service |
| Shut-off provision | Accessible valve at house connection |
| Drawing scale | 1 inch = 20 feet on the site plan |
| Drawing package | 2 sheets |
Technical clarification: The 14–18-inch trench depth was the client’s proposed dimension, not an independently verified code-compliant cover requirement. The drawing called for confirming whether that measurement represented total excavation depth or cover above the pipe. Final material, depth, and connection requirements were subject to applicable utility and plumbing requirements.
