Site Plans
What is a site plan?
A scaled drawing of your property showing property lines, existing structures, the proposed work and the distances between them. Permit offices use it to check zoning rules like setbacks and lot coverage.
Can you prepare a site plan from county GIS?
Sometimes. GIS parcel lines are approximate. Some offices accept them for small projects; many require a survey or recorded plat for anything near a setback. We check for your address.
What is the difference between a site plan and a plot plan?
Often nothing. Where offices distinguish them, a plot plan is the simpler drawing and a site plan adds items like drainage, utilities and coverage calculations.
Permit Drawings
What information do you need?
The property address, a survey or plat, photos, a sketch or description with sizes, and any existing drawings or city comments.
Do you provide CAD files?
Yes. You receive print-ready PDFs, and CAD files are available on request.
Can you work anywhere in the United States?
Yes. We work remotely on projects across the U.S. and draw to the requirements of each jurisdiction.
Do you submit the permit for me?
In most jurisdictions the owner or contractor files the application. We prepare the drawings and help you understand the submittal list.
Structural
When does a project need structural calculations?
When beams, footings or framing fall outside the prescriptive tables in the residential code, or for most commercial work. Common triggers are long spans, removed bearing walls, second stories and high wind or snow areas.
Can you size a beam for a wall I want to remove?
Yes. Send photos, the span and what is above. We prepare beam, post and footing details and tell you if calculations or a seal are required.
MEP
Do I need separate MEP drawings?
Small residential projects often show MEP on the floor plan. ADUs, larger additions and commercial projects usually need separate electrical, plumbing and mechanical sheets.
Can you do an electrical load calculation?
Yes, when the jurisdiction asks for one or when new loads like an ADU, heat pump or EV charger are added.
Turnaround
How long does a typical project take?
It depends on the project size, the information available and whether calculations or a seal are needed. A simple site plan is much faster than a full set. You get a timeline with your quote.
What slows a project down?
Missing survey data, unclear scope, slow decisions on the draft and professional review steps. Sending complete information up front helps most.
Pricing
How much does a site plan or permit set cost?
Pricing depends on project scope, property information, jurisdiction requirements and whether professional review or calculations are required. You get a written quote before any work starts.
Is the quote free?
Yes. Send your project details and we reply with a scope and price.
Guarantees & Business
What does your money-back guarantee cover?
Our written guarantee covers our drafting work. Reviewer comments related to our drafting within the agreed scope are corrected at no extra drafting charge. A refund applies when work has not started or when we cannot complete the agreed service. It is not a guarantee of permit approval.
Do you guarantee a delivery date?
Your written quote includes the expected timeline before drafting starts. We work to that schedule and communicate if missing information, scope changes or third-party professional review affects it. Permit-office review times are outside our control.
Is Make A Site Plan a registered business?
Yes. Make A Site Plan is operated by Site Plans LLC, a limited liability company registered in the State of Florida, serving projects throughout the United States.
Are your drawings certified or professionally sealed?
Not every project needs a professional seal. When a jurisdiction requires one, licensed professional review, signature and seal can be coordinated where available and are subject to the reviewing professional's independent evaluation and acceptance.
Revisions
Are revisions included?
Revisions within the agreed scope are included, including your review of the draft. Changes to the project itself, like a new size or layout, are quoted separately.
Can you make revisions after city comments?
Yes. Responses to reviewer comments on our drawings are handled within the agreed scope. We also revise drawings prepared by others.
Surveys
Do I need a survey?
Often, but not always. Many site plans can be drawn from an existing survey or recorded plat. Some jurisdictions or projects require a current survey by a licensed surveyor. We tell you before you pay.
Can you work from an old survey?
Usually yes, if it shows the current lot lines and structures. If things have changed, note them and send photos. Some offices require a survey within a certain age.
Do you provide land surveys?
No. Surveys must be performed by a licensed land surveyor. We can tell you what type of survey your project needs.
Professional Stamps
Do your drawings include an engineer's stamp?
Not automatically. Many residential projects do not require one. Where a seal is required, licensed professional review, signature and seal can be coordinated, subject to the reviewing professional's independent evaluation and acceptance of the design.
Can a professional seal drawings someone else made?
The reviewing professional decides whether they can accept a third-party design. They may require revisions or calculations first.
Permit Corrections
The city sent comments. Can you help?
Yes. Send the comment letter and the drawings. We review each item, revise the sheets and prepare a response for resubmittal.
Can you help legalize existing construction?
Yes. We prepare as-built drawings and code upgrade details. The jurisdiction decides what inspections or changes are needed.
Can you guarantee approval?
No. Drawings are prepared for permit submission based on the information provided and applicable requirements. Final approval remains with the governing jurisdiction.
